Roof Inspector Dexter climbed up to take a closer look, and while this roof wasn’t in terrible shape, it was definitely starting to show its age.
Here’s what he found:
Granule loss across the shingles
Small damaged spots and holes in a few shingles
Shingles beginning to lose their bond at the corners
Lifting shingles near the chimney edge
Heavy caulking around the pipe boot, which may indicate a past repair
When shingles start lifting and losing their seal, wind can get underneath and begin pulling them apart. That’s how small issues can turn into bigger problems during the next storm.
Dexter’s inspection gave the homeowner a clear picture of what was happening on their roof and why it may be nearing the end of its life.
