Flat fee: $300 — If Brown Roofing performs any recommended repair or full replacement, we’ll credit the $300 back to your project.

  • Infrared screening for hidden moisture/thermal anomalies (if conditions allow)

  • No active leaks or ongoing water intrusion; attic sheathing is dry at inspection.
  • No material deterioration (no widespread curling/cupping/blistering; no significant mat exposure).
  • Adequate adhesion (random hand-tab checks indicate sealed or re-sealable courses; no broad uplift risk).
  • Flashings intact at walls, chimneys, valleys, skylights; correct laps and serviceable sealants.
  • Decking sound (no soft/sagging/delamination).
  • Ventilation is functional with clear intake/exhaust; interior exhausts terminate outdoors.
  • Only minor maintenance items (cosmetic algae, gutter cleaning, sealant touch-ups) that do not increase the risk of loss.

Note: If a deficiency is localized and repairable, we document the fix. Insurers generally prefer targeted repairs over unnecessary replacements when risk is clearly addressed.

  • If Brown Roofing Company, Inc. performs recommended repairs or a full replacement, the $300 is deducted from your project cost.
