Before: Valley Ear & Organic Growth
A closer look at the original roof revealed significant wear in the valleys from ongoing water exposure, along with lichen growth caused by trapped moisture. These conditions indicated the roof had reached the end of its service life.
The Teardown Begins
The project began with a complete removal of the old shingles, exposing the roof decking beneath, which serves as the structural foundation of the roofing system.
Decking Is Inspected
The decking was carefully inspected for signs of rot, mold, or decay to determine the scope of necessary structural repairs.
Down to the Rafters
Due to extensive deterioration, the existing decking was removed down to the rafters to allow for a complete rebuild with modern materials.
A Brand New Decking
Brand-new CDX plywood was installed across the roof, creating a strong, stable base for the new roofing system.
Seams Are Taped & Ice and Water Shield Is Installed
All plywood seams were sealed with all-weather deck tape to meet current building codes. Ice and water shield was installed along the eaves, valleys, and around all roof penetrations for critical leak protection.
Underlayment Is Installed
The remaining roof surface was covered with Velora One synthetic underlayment, providing a breathable, water-resistant barrier across the entire roofing system.
New Shingles Are Installed
For his new roof, Ronald selected IKO Dynasty architectural shingles in Shadow Brown. These Impact 3-rated shingles deliver enhanced durability and are backed by our 50-year warranty.
SBS Roof Base Is Installed
A low-slope section of the roof required a specialized SBS (styrene-butadiene-styrene) roofing system, as shingles are not permitted by code at this pitch. The SBS base layer was installed to serve as the system's foundation.
SBS Roof Cap Is Installed
The SBS cap sheet was applied over the base layer, with both layers securely adhered using heat and seam rollers to create a seamless, watertight finish.
A Beautiful Finished Product
Final details included ridge ventilation for improved airflow, new chimney flashing, and updated flashing at roof penetrations to ensure long-term leak protection.
