Before: Three Tab Shingles & Shoddy Chimney Flashing
A closer look revealed outdated three-tab shingles and heavy caulking around the base of the chimney: clear signs of aging materials and past patchwork repairs that were no longer providing reliable protection.
Before: Laths & Cedar Shake
From inside the attic, Inspector Coleton discovered multiple roofing layers, including old cedar shake shingles installed over wood lath decking. Over time, new materials had simply been added on top of the old, making a full tear-off and rebuild the best long-term solution.
The Teardown Begins
The project began with a complete removal of all existing roofing materials. Protective tarps were installed around the home to safeguard the property and ensure a clean, efficient worksite throughout the process.
Down to the Laths
Once the old materials were removed, the original wood lath decking was fully exposed. This older construction style required a new structural surface before modern roofing materials could be installed.
New Plywood Is Installed
New CDX plywood was installed over the existing structure, creating a strong, solid decking system capable of supporting today's architectural shingles and underlayment.
Seams Are Taped & Ice and Water Shield Is Installed
All plywood seams were sealed with all-weather deck tape to meet current building codes. Ice and water shield was installed along the eaves, in valleys, and around all roof penetrations for critical leak protection.
Underlayment is Completed and Drip Edge Is Installed
A synthetic underlayment selected by the homeowner was installed to provide a breathable, water-resistant barrier across the roof surface. Drip edge and rake metal were then added along the edges to guide water away from the fascia and into the gutter system.
Same for the Garage
The same professional installation process was completed on the garage roof, ensuring both structures were properly prepared for new shingles.
New Shingles Are Installed

New Flashing on the Chimney
New metal flashing was installed where the chimney meets the roof, replacing old caulked areas with a proper watertight system that directs water away from the junction and helps prevent future leaks.
The Finished Look
After final detailing and a complete property cleanup, Anne's roof replacement was complete - providing a clean, durable, and professionally finished result.
