Before: Mossy Mess
A closer look at the original roof revealed significant moss growth caused by trapped moisture and debris. Beyond appearance, this kind of buildup accelerates shingle deterioration and can lead to long-term damage, making replacement the best solution.
The Teardown Begins
The project began with a complete removal of the old shingles, exposing the plywood roof decking, which serves as the structural foundation of the roofing system.
Bad Plywood Is Removed
As the structural base of the roof, the decking was carefully inspected for rot, mold, and decay. Any compromised sections were promptly identified for removal.
Spraying the Rafters
Due to widespread deterioration, all existing decking was removed to provide a clean foundation for the new roofing system. The rafters were treated with Mold-X to inhibit future mold growth before installing new materials.
New Plywood Is Installed
All removed sections were replaced with new CDX plywood to create a strong, stable base. Each sheet was documented for material tracking, seams were sealed with all-weather deck tape to meet building code, and ice and water shield was installed along the eaves and roof penetrations for critical leak protection.

The remaining roof surface was covered with Velora One synthetic underlayment, providing a breathable, water-resistant barrier across the entire roofing system.
New Shingles Go On
For his new roof, Eric selected IKO Dynasty architectural shingles in Summit Gray. These Impact 3-rated shingles offer enhanced durability and are backed by our 50-year warranty.
New Flashing for the Chimney & Pipes
New flashing was installed around the chimney and at all roof penetrations, creating watertight seals that direct water away from vulnerable areas and prevent future leaks.

After final detailing and a complete property cleanup, Eric's roof replacement was complete, delivering a clean, durable, and professionally finished result.
