The Old Roof

Before: Lots of Black Caulk
A closer look revealed aging three-tab shingles and excessive patchwork from previous repairs, including heavy caulking used to address past leaks. These temporary fixes signaled that the roof had reached the end of its service life and was ready for replacement.
The Teardown Starts
The project began with a complete removal of the old shingles. Protective tarps were installed around the home to safeguard the property and ensure a clean, efficient worksite throughout the process.
The Decking Is Exposed & New Plywood Is Installed
Beneath the shingles, the original roof decking was revealed. The main portion of the home featured tongue-and-groove decking, which remains structurally sound when properly maintained. Any damaged sections were carefully removed and replaced with precisely cut CDX plywood to create a strong, reliable base.
A Solid New Base
On a later addition to the home, the decking required complete replacement. All existing material was removed and replaced with new CDX plywood, ensuring a solid foundation for the new roofing system.
Underlayment Is Installed
Ice and water shield was installed along the eaves, valleys, and around all roof penetrations for critical leak protection. The remaining surface was covered with Velora One synthetic underlayment, followed by the installation of drip edge and rake metal to direct water away from the fascia and into the gutter system.
New Shingles Are Installed
For their new roof, Trevor and Michele selected IKO Dynasty architectural shingles in Biscayne. These Impact 3-rated shingles offer enhanced durability and are backed by our 50-year warranty.
New SBS Roofing System Is Installed
On the home's low-slope section, where shingles are not permitted by code, an SBS (Styrene-Butadiene-Styrene) roofing system was installed. The process began with the application of the SBS base layer to ensure proper waterproofing and adhesion.
The Roof Is Complete
The SBS cap sheet was then installed, completing the system with a clean, durable surface designed specifically for low-slope roofing applications.
The New Roof
With all systems in place and a complete cleanup finished, Trevor and Michele's roof replacement was complete, delivering consistent protection, modern performance, and a beautifully finished appearance from every angle.
