The Old Roof

Before: Mismatched Sections
Before replacement, portions of Miriam's roof had been repaired at different times, leaving mismatched shingle colors and inconsistent performance. A full replacement ensured a uniform look and long-term protection.
The Teardown Begins
The project began with a full shingle removal. Protective tarps were installed around the home to safeguard landscaping and create a clean, efficient worksite throughout the roof replacement process.
Bad Plywood Is Removed
Beneath the shingles is the plywood roof decking (sheathing), which serves as the structural foundation of the roofing system. Each section was carefully inspected for signs of rot, mold, or deterioration, and compromised areas were removed.
New Plywood Is Installed
All damaged decking was replaced with new CDX plywood, creating a strong, stable base for the new roof. Each sheet is documented for accurate material tracking and full transparency with the homeowner.
Seams Are Taped & Ice and Water Shield Is Installed
To meet building code and improve durability, all plywood seams were sealed with all-weather deck tape. Ice and water shield was installed along the eaves, valleys, and roof penetrations for critical leak protection.
Underlayment Is Completed
The remaining roof surface was covered with Velora One synthetic underlayment for a breathable, water-resistant barrier. Drip edge and rake metal were then installed to direct water away from the fascia and into the gutter system.
New Shingles Go On
For her new roof, Miriam selected IKO Dynasty architectural shingles in Granite Black. These Impact 3-rated shingles provide enhanced durability and are backed by our 50-year warranty for long-term peace of mind.
Same for the Little Roofs
The same professional installation process was completed across every section of the roof, including the bay window and front portico, ensuring consistent protection, performance, and appearance.
New Big Pipe
All roof penetrations were evaluated and replaced where needed. This new combustion vent provides a secure, watertight seal for the home's furnace system and helps prevent future leaks.
New Flashing for the Chimney
Custom flashing was installed where the chimney meets the roof. Like drip edge and rake metal, this protective barrier directs water away from vulnerable intersections to prevent moisture intrusion.

After final detailing and a complete property cleanup, Miriam's roof replacement was complete, delivering improved performance, lasting protection, and a clean, finished look.
