The Old Roof

Three Layers & Rotted Plywood
Inspector Chase discovered three layers of shingles on Paul's roof, far more than code currently allows, along with rotted plywood underneath. Multiple layers trap moisture and accelerate damage, so this roof definitely needed a full replacement.
The Teardown Begins
The crew began by removing all existing shingles. Large protective tarps were hung around the home to catch debris and keep Paul's property fully protected throughout the teardown.
Bad Plywood Is Removed
Once the shingles were removed, the plywood decking, which is the structural foundation of the roof, was fully exposed. As expected, the decking was severely compromised and had to be taken out.
A Clean Slate
The roof was stripped completely down to the rafters for a clean, solid start. Strong new CDX plywood was installed to rebuild a safe, durable base for the new roofing system.
New Plywood Is Installed
Each sheet of new plywood is numbered for accurate tracking, so Paul would know exactly how many were installed during the rebuild.
Seams Are Taped & Ice and Water Shield Is Installed
All plywood seams were taped with all-weather deck tape to meet building codes. SealoronXT ice-and-water shield was applied from the eaves up six feet and throughout all valleys to provide maximum protection in the most vulnerable areas.
Underlayment is Completed and Drip Edge Is Installed
Velora One synthetic underlayment was installed over the rest of the decking, forming a breathable yet water-resistant barrier. Drip edge and rake metal flashing were added along all edges to prevent water infiltration and guide runoff into the gutters.
New Shingles Are Installed
Time for shingles! Paul chose the stunning Biscayne color from our IKO Dynasty collection. These Impact-3 rated architectural shingles are backed by our 50-year Brown Roofing warranty.
New Flashing Is Installed on the Chimney
New chimney flashing, a thin, durable metal barrier, was installed around the base of the chimney to ensure a watertight seal at this critical junction.

After final touches and a thorough cleanup of the property, Paul's new roof is complete: fresh, beautiful, and built to last.
