Prepping the Property
From this angle, you can really see the discoloration and heavy lichen growth on the old shingles. Before teardown begins, the crew lays out and hangs large heavy-duty tarps to protect the property and to catch falling debris for a cleaner, more efficient process.
The Teardown Begins
The crew carefully strips all of the old shingles. Beneath them is the plywood layer known as the decking-the structural foundation of the entire roof.
Bad Plywood Is Removed
Because the decking is critical to the roof's strength, it must be in excellent condition. Any sections showing signs of rot, mold, or decay are removed.
New Plywood Is Installed
Brand-new CDX plywood is installed in place of the damaged sections, creating a solid and secure base for the new roofing system.
Seams Are Taped & Ice and Water Shield Is Installed
All plywood seams are taped with all-weather deck tape to meet current building codes. SealoronXT ice-and-water shield is then adhered from the eaves up six feet, providing watertight protection in the most vulnerable areas.
Underlayment Completed & Drip Edge Flashing Installed
The remaining decking is covered in Velora One synthetic underlayment, creating a breathable yet water-resistant barrier. Drip edge and rake metal flashing (a thin metal barrier) are installed around the roof edges to prevent water infiltration and guide runoff into the gutters.
New Shingles Are Installed
Now for the new shingles! Cheryl selected the stunning Biscayne shade from our premium IKO Dynasty collection. These Impact-3 rated shingles are backed by our 50-year warranty.
Ridge Vent Is Installed
A ridge vent is installed along the peak of the roof to allow hot, humid air rising from inside the home to escape, preventing damaging condensation buildup.
