Before: Caulky Chimney
A closer look at the old roof shows aging three-tab shingles and a chimney base that was sealed with caulk instead of proper metal flashing. Caulk is a temporary surface fix and not a watertight, long-term solution. Time to upgrade it the right way.
The Teardown
This home had tongue-and-groove plank decking instead of modern sheet plywood. Any damaged planks showing rot or decay were removed.

New Plywood Is Installed
New CDX plywood was precisely cut and installed in those areas, creating a solid, seamless base for the new roofing system.
Underlayment Is Installed
A full layer of underlayment was applied over the decking: a water-resistant barrier that protects the roof from rain, snow, and harsh weather.
New Shingles Are Installed
Time for shingles! The homeowner chose IKO Dynasty in the bold shade Biscayne, a gorgeous shade backed by our 50-year warranty.
New Flashing Is Installed on the Chimney
The chimney now has brand-new metal flashing and a correctly built cricket to divert water away from its base, a major improvement over the old caulk-only setup. Now it's watertight, clean, and built to last.
Ridge Vent & Cap Are Installed
A ridge vent was installed along the peak to let hot, humid air escape from the attic, preventing condensation and improving airflow. Ridge cap shingles finish it off cleanly.

All done - and the finished roof looks fantastic! Biscayne was absolutely the right color choice.
