Before: A Closer Look
A closer look at the old three-tab shingles shows lifting edges, heavy moss growth, and a pipe boot that wasn't sealed properly: all clear pathways for leaks. Time to fix it right.
The Teardown Begins
The crew starts by hanging large tarps to protect the property and catch debris, then removes all of the old shingles.
The Sheathing Is Examined
With the shingles gone, the plywood sheathing (the structural base of the roof) is fully exposed and inspected for rot, mold, or decay.
Bad Plywood Is Removed
Some sections showed severe mold damage and had to be removed. You can see how dark and deteriorated the old plywood was.
New Plywood Is Installed
New CDX plywood is installed where needed, and each sheet is numbered so the homeowner knows exactly how many were replaced.
Seams Are Taped & Ice and Water Shield Is Installed
All seams are taped to meet building code, and ice & water shield is applied along the eaves and valleys for maximum weather protection.
Underlayment & Drip Edge Are Installed
The rest of the decking is covered in Velora One synthetic underlayment to ensure a fully sealed, durable base for the new shingles.
Ice and Water Shield for the Lower Roof
Even the lower roof section gets extra attention, fully covered in ice & water shield for added protection where snow and water tend to sit.

Brian chose IKO Dynasty shingles in Summit Gray, a sleek upgrade backed by our 50-year warranty. We also installed new ridge venting and a properly sealed pipe boot.
