An Aging Roof Ready for Replacement
Here is a look at the home's existing roof before work began. The aging shingles showed visible wear, helping illustrate why David and Lorraine decided it was time to replace the roofing system along with the roofs on their garage and shed.
Looking Beneath the Surface
An attic inspection provided another perspective on the condition of the existing roofing system. Extensive staining was visible across areas of the plywood decking, showing evidence of previous water intrusion that wasn't as apparent from the home's exterior. Inspecting the attic can provide valuable information about how a roof has been performing from the inside.
A Closer Look at the Chimney
The existing chimney flashing showed clear signs of deterioration, including areas that had begun to lift away from the chimney. Because flashing protects one of the roof's most vulnerable transitions, this area would receive new lead flashing as part of the replacement.
The Shed Before Its Transformation
The property's shed was also ready for an upgrade, with substantial moss, algae, and organic growth visible across the existing shingles. Its roofing system would be replaced alongside the house and detached garage to give all three structures renewed protection.
Protecting the Property Before Tear-Off
Before removing the existing roofing materials, the crew installed large protective tarps around the home. These help catch falling debris during tear-off while protecting the siding, windows, landscaping, and surrounding property throughout the project.
Removing the Existing Roof Deck
After the shingles and underlayment were removed, the crew continued down to the existing plywood decking. The home's plywood was removed so the roof could receive a completely new decking surface before installation of the new roofing system.
A Brand-New CDX Roof Deck
New CDX plywood was installed across the roof, creating a solid, uniform foundation for the materials to follow. Each replacement sheet was numbered to make the amount of decking installed easy to track and document throughout the project.
Preparing the Roof for Waterproofing
With the new decking installed, the plywood seams were taped before ice and water shield was applied to vulnerable areas of the roof. These materials provide additional protection beneath the finished shingles and help prepare the new deck for the rest of the roofing system.
Giving the Shed the Same Treatment
The shed received its own complete roofing transformation, including new decking and updated waterproofing materials. At the homeowners' request, the entire front roof deck was covered with ice and water shield, while the rear received protection in the standard vulnerable areas. Even the shed's small cupola was incorporated into the project, ensuring its miniature roof received the same attention as the rest of the structure.
Completing the Roof Preparation
Back on the main house, synthetic underlayment was installed across the remaining exposed decking to provide a secondary layer of protection beneath the shingles. New drip edge and rake metal were also installed around the roof perimeter to help direct water away from the decking and fascia.
Installing Glacier Shingles
With the preparation complete, installation of the new shingles began. David and Lorraine selected IKO Dynasty shingles in Glacier, giving the home a crisp combination of cool charcoal and gray tones while completing its refreshed roofing system.
A Coordinated Look Across the Property
The same IKO Dynasty Glacier shingles were installed on the shed, carrying the home's new color and style across the property. Using the same shingle throughout the project creates a clean, cohesive appearance between the home's different structures.
The Completed Main Roof
From above, the finished Glacier roof showcases the home's complete transformation. A ridge vent was incorporated along the roof peak to support attic ventilation, while the plumbing vent received an updated pipe boot to create a secure, weather-resistant seal around the penetration. Together with the new decking and waterproofing materials beneath the shingles, these finishing components complete David and Lorraine's new roofing system.
Updated Chimney Protection
New lead flashing was installed around the chimney, replacing the deteriorated and lifting material seen before the project began. The new flashing creates a clean, watertight transition between the masonry and surrounding Glacier shingles while giving this area a much more finished appearance.
A New Roof for the Garage
