Planning Ahead for an Aging Roof
With their existing roof approximately 22 years old, Gerald and Linda decided it was time to begin planning for replacement. Snow covered much of the roofing system during Inspector Coleton's initial visit, but winter weather didn't stop the homeowners from taking the first steps toward a new roof.
Signs of Winter Roof Damage
Heavy snow and ice buildup was visible along this section of the roof, including a noticeably lifted area near the roof-to-wall transition. Conditions like these can leave vulnerable areas of the roofing system exposed to moisture and further deterioration.
Protecting the Property Before Tear-Off
Before removing the existing roofing materials, the Brown Roofing crew carefully prepared the surrounding property for construction. Tarps and protective plywood were positioned around the home to help shield windows, landscaping, and other exterior features from debris during tear-off.
Inspecting the Exposed Roof Deck
With the old shingles removed, the crew could closely examine the existing plywood decking underneath. This important step allows the team to evaluate the roof's structural foundation before covering it with the new roofing system.
Full-Deck Waterproof Protection
At Gerald and Linda's request, ice and water shield was installed across the entire roof deck rather than only in the most vulnerable areas. This self-adhering underlayment creates an additional waterproof barrier beneath the finished shingles and provides another layer of protection against moisture intrusion.
Preparing the Roof Perimeter
Drip edge and rake metal were installed along the roof perimeter to help direct water away from vulnerable edges of the roofing system. With the waterproof underlayment and perimeter metal in place, the roof was ready for its new shingles.
Installing Weatherwood Shingles
The transformation began taking shape as the crew installed IKO Dynasty shingles in Weatherwood. The warm, dimensional tones provide a classic finished appearance while completing the primary weather-shedding layer of the new roofing system.
Protecting Every Roof Section
The crew continued the new roofing system across the home's smaller lower roof section. Carefully addressing each individual roof area helps provide consistent protection throughout the completed project.
Sealing the Plumbing Vent
A Perma-Boot was installed around the plumbing vent penetration to create a secure, weather-resistant seal. Properly protecting roof penetrations is an important detail in helping prevent water from reaching the decking below.
Adding Attic Ventilation
A ridge vent was installed along the roof peak as part of the completed roofing system. Working with the home's intake ventilation, the ridge vent provides an exit point for warm, humid attic air and helps support proper airflow through the attic space.
A Weatherwood Transformation Complete
Ridge cap shingles provide the finishing touch along the roof peaks while protecting the ridge vent and completing the new system. With IKO Dynasty Weatherwood shingles installed across the project, Gerald and Linda's 22-year-old roof has been replaced with a refreshed roofing system ready to protect their Oxford home for years to come.
