Ready for a Roofing Transformation
Here is a look at Kimberly's Wolcott home before the roof replacement began. With an aging roofing system and signs of a possible leak toward the rear of the property, the home was ready for a comprehensive roofing upgrade.
Evidence of Water Intrusion
Inside the home, visible water staining on the ceiling provided a clear indication that moisture had made its way into the structure. Interior signs like this can help identify roofing problems that may require further investigation from above.
Signs of an Aging Roof
From above, the condition of the existing roofing system becomes much clearer. The shingles showed visible signs of age and wear, including several missing areas, while moss growth was especially noticeable on the more shaded portions of the dormers.
Beginning the Tear-Off
Our crew began by carefully removing the existing shingles and roofing materials to expose the roof deck underneath. Large protective tarps were positioned around the property to catch falling debris and help protect the home, landscaping, and surrounding areas throughout the tear-off process.
Repairing the Roof Deck
Once the old roofing materials were removed, the exposed decking was carefully inspected for deterioration and moisture-related damage. Compromised sections were removed and replaced with new CDX plywood, restoring a strong and stable foundation for the new roofing system.
Adding Waterproof Protection
The seams between the plywood sheets were carefully sealed with deck tape in accordance with current installation requirements. Ice and water shield was then installed six feet up from the eaves and around vulnerable areas of the dormers, providing additional waterproof protection beneath the finished roof.
Preparing for the New Shingles
Synthetic underlayment was installed across the remaining exposed roof deck to provide another water-resistant layer beneath the shingles. Drip edge and rake metal were also secured around the roof perimeter to help direct water away from the underlying decking and fascia, leaving the roof ready for shingle installation.
Protecting and Repairing the Dormers
Our crew temporarily removed the siding along the dormer to properly access and protect the roof-to-wall transition with new flashing. Repairs were also completed around the dormer soffit, helping restore these important exterior details before the surrounding materials were returned to place.
Installing Granite Black Shingles
With the roof fully prepared, installation began on Kimberly's new IKO Dynasty shingles in Granite Black. This popular dimensional color provides a crisp, classic appearance that complements the home beautifully while completing its updated roofing system.
Completing the Dormer Details
Once the protective work around the dormers was complete, the existing siding was carefully reinstalled. Returning the original exterior materials to place creates a clean finished appearance while concealing the important flashing components working underneath.
Adding the Finishing Touches
With shingle installation nearing completion, our crew finished the roof peaks with ventilation and coordinating ridge cap shingles. These final components provide a clean appearance along the roofline while completing Kimberly's new roofing system.
