Ready for a Roofing Transformation
Here is a look at Adam and Robin's Ridgefield property before the roofing project began. With a large main house featuring several dormers and skylights, along with a separate barn, this project provided an opportunity to update and coordinate the roofing systems across both structures.
Inspecting the Existing Skylights
A closer look at one of the existing skylights shows significant algae and lichen growth on the surrounding shingles, along with aging flashing around the opening. Because skylights create penetrations through the roofing system, properly integrated flashing is especially important for helping prevent water intrusion.
An Aging Barn Roof
The barn roof also showed signs of age, including visible algae streaking across the existing shingles. Replacing the roofing on both structures allowed the property to receive a coordinated upgrade while providing renewed protection for the barn as well as the main home.
Beginning the Tear-Off
Our crew began by carefully removing the existing shingles and roofing materials. Large protective tarps were positioned around the structures to help contain falling debris and protect the siding, landscaping, and surrounding property throughout the tear-off process.
Inspecting the Roof Deck
Once the old roofing materials were removed, the underlying plywood decking was fully exposed for inspection. Our crew carefully evaluated the roof deck for deterioration, moisture damage, and any other areas that would need repair before the new roofing system could be installed.
Repairing the Barn Decking
Most of the existing decking across the property remained in good condition, with replacement needed only on a small section of the barn roof. New CDX plywood was installed in the affected area to restore a strong, stable foundation before installation continued.
Sealing the Plywood Seams
The seams between the plywood sheets were carefully sealed with deck tape in accordance with current installation requirements. This additional step helps protect vulnerable joints in the roof deck before the remaining waterproofing materials are applied.
Installing Step Flashing at the Dormers
New step flashing was installed along the roof-to-wall transitions surrounding the home's dormers. These overlapping pieces of metal work together with the roofing materials to help direct water down the roof and away from these vulnerable intersections.
Completing the Step Flashing
The flashing details were carefully secured and sealed as the crew prepared for the surrounding roofing materials. Once the shingles and exterior finishes are in place, these protective components integrate neatly into the finished roof while continuing to direct water away from the roof-to-wall transition.
Adding Waterproof Protection
Ice and water shield was installed six feet up from the eaves, throughout the valleys, and around vulnerable areas such as the dormers for additional waterproof protection. Synthetic underlayment was then installed across the remaining exposed roof deck, creating another water-resistant layer beneath the finished shingles.
Installing Biscayne Shingles
With the roof fully prepared, installation began on Adam and Robin's new IKO Dynasty shingles in Biscayne. The dimensional, neutral blend complements both the white siding of the main house and the green exterior of the barn, creating a cohesive appearance throughout the property.
Working Around a Unique Skylight
This distinctive triangular skylight required careful attention as the surrounding shingles and flashing were renewed. Properly integrating unusual roof features like this one into the roofing system helps maintain a watertight transition while preserving the home's unique architectural character.
Updating the Barn Roof
The barn received the same careful roofing process as the main house, including new protective materials and matching Biscayne shingles. Using the same shingle color across both structures creates a coordinated finished appearance throughout the property.
Roofing Around the Cupola
The barn's cupola adds both architectural character and a traditional finishing touch to the structure. Our crew carefully installed the new roofing materials around its base, integrating this distinctive feature into the newly updated barn roof.
Improving Attic Ventilation
Ridge ventilation was installed along the roof peak to provide an outlet for warm, humid air from the attic space. Once covered with coordinating ridge cap shingles, the vent becomes a subtle part of the finished roof while supporting proper airflow within the roofing system.
Adding Raindrop Gutter Guards
Raindrop Gutter Guards were installed over the home's gutters to help prevent leaves, twigs, and other debris from entering while allowing rainwater to flow through the system. This added protection helps reduce debris buildup and makes it easier for the gutters to continue directing water safely away from the home.
