An Aging Roof Ready for Replacement
Here is a look at Lisa's Morris property before the roofing transformation began. At more than 30 years old, the existing roof showed significant signs of age and wear, making this a great time for a proactive replacement before more serious problems developed.
Beginning the Tear-Off
With large protective tarps carefully positioned around the property, our crew began removing the existing roofing materials. The tarps help contain falling debris while protecting the areas surrounding the home throughout the tear-off process.
Uncovering a Second Layer
As the tear-off continued, our crew discovered another layer of shingles beneath the visible roofing materials. Installing new shingles over an existing roof was once a common practice, but removing all roofing layers allows our team to inspect the underlying structure and build the new system from a sound foundation.
Evaluating the Existing Decking
Once the roofing materials were completely removed, an interesting combination of plank and sheet decking was revealed underneath. Our crew carefully evaluated the exposed roof deck and removed compromised sections that could no longer provide a dependable foundation for the new roofing system.
Rebuilding With CDX Plywood
New CDX plywood was precisely cut and installed wherever sections of the existing decking required replacement. These repairs create a strong, stable surface and ensure the new roofing materials have a dependable foundation beneath them.
Adding Waterproof Protection
Ice and water shield and synthetic underlayment were installed across the prepared roof deck, with additional membrane coverage used where appropriate for the roof's configuration. These protective materials create important secondary barriers beneath the finished shingles and help defend the decking against moisture intrusion.
Preparing for the New Shingles
From above, we get a great look at the roof after the protective layers were installed. Drip edge and rake metal were securely fastened around the roof perimeter, with the transitions carefully sealed to help direct water away from the underlying decking and fascia.
Installing Granite Black Shingles
With the roof fully prepared, installation began on Lisa's new IKO Dynasty shingles in Granite Black. This popular dimensional color provides a clean, timeless finish while giving the aging property a significant roofing upgrade.
Installing Step Flashing at the Dormers
Here we can see the new step flashing installed where the dormer wall meets the sloped roof. Individual pieces of metal overlap with the roofing materials to help guide water safely down the roof and away from this vulnerable roof-to-wall intersection.
Completing the Dormer Details
Once the surrounding exterior materials were returned to place, the step flashing became neatly concealed while remaining an important part of the roofing system underneath. The finished transition creates a clean appearance while maintaining proper water protection along the dormer.
Finishing the Roof Ridges
The roof's ridges received their finishing details, including a long ridge vent along the main peak to support proper attic ventilation. Ridge cap shingles were then installed along the appropriate peaks and dormer ridges, creating a clean and finished appearance across the roofline.
New Chimney Flashing
New flashing was carefully installed around the chimney where it meets the surrounding roofing materials. This creates a watertight transition around one of the roof's most vulnerable penetrations and helps direct water safely away from the chimney.
The Completed Roof From Above
This bird's-eye view showcases the completed roofing system across the main house and dormers. The Granite Black shingles create a cohesive new appearance while the finished flashing, ventilation, and protective components provide dependable performance throughout the roof.
