The Roof Before
Here is a look at Gregg and Deborah's Burlington home before the roof replacement. The existing roofing system was ready for an upgrade, and our team would soon give the home a completely refreshed look from top to bottom.
Roof Algae Growth
A closer look at the existing shingles reveals significant algae and organic growth across this section of the roof. Growth like this is common on aging roofs, particularly in areas that receive less sunlight and remain damp for longer periods of time.
Water Damage in Attic
Inspector Brandon also evaluated the roof from inside the attic, where he found visible staining and signs of previous moisture intrusion on the plywood decking. An attic inspection can provide valuable insight into conditions that may not be visible from the exterior of the home.
The Teardown Begins
With the property carefully protected by large tarps, our crew began removing the existing shingles. The tarps help catch falling debris during the tear-off while protecting the siding, landscaping, and surrounding property.
The Decking Is Exposed
Once the old roofing materials were removed, the plywood roof decking was completely exposed. This allows our team to carefully inspect the structural foundation of the roofing system and identify any areas that need attention before the new materials are installed.
New Chimney Cricket
A new cricket was constructed behind the chimney to help manage water as it travels down the roof. By directing rainwater and melting snow around the chimney rather than allowing it to collect against the masonry, a properly built cricket helps protect this vulnerable area from water intrusion.
Seams Are Taped & Ice-and-Water Shield is Installed
Next, the plywood seams were taped and ice and water shield was installed along the roof's vulnerable areas in accordance with current installation requirements. This waterproof membrane provides an additional layer of protection beneath the finished roofing system.
Underlayment Is Completed
With the ice and water shield in place, synthetic underlayment was installed across the remaining roof deck. This durable, water-resistant layer provides an additional barrier between the plywood decking and the finished shingles, helping protect the home from moisture that may find its way beneath the roofing system.
New Shingles Go On
Installation of Gregg and Deborah's new IKO Dynasty shingles in Biscayne is underway! The dimensional blend of colors adds depth and character to the roof while giving the home a fresh, updated appearance.
New Flashing for the Chimney
New lead flashing was carefully installed around the chimney, creating a durable, watertight transition between the masonry and surrounding roofing materials. Combined with the new chimney cricket, these details help keep water moving safely away from the chimney.
The Finishing Touches
Here is a great look at the completed roof from the back of the home. Finished ridge vents provide an outlet for warm, humid attic air, while a new pipe boot creates a watertight seal around the plumbing vent penetration.
