Before the Transformation
This bird's-eye view shows the condition of the main roof before replacement began. The aging three-tab shingles had become heavily stained and streaked over time, with visible deterioration throughout the roofing system. After purchasing the property in December 2025, Fritz and Elizabeth were advised that the roof was due for replacement.
Attic Inspection
Whenever attic access is available, our inspectors evaluate the roofing system from inside the home as part of their comprehensive inspection. Josh discovered visible signs of moisture damage on the underside of the roof decking, providing further evidence that the aging roof was no longer offering the protection it once did. Identifying conditions like these before replacement helps our team understand what may need to be addressed once the existing roofing materials are removed.
Garage Roof Before Replacement
The garage roof was also in need of significant attention. In addition to the aging three-tab shingles, extensive algae and organic growth had developed across large portions of the roof surface. With both structures showing considerable signs of deterioration, Fritz and Elizabeth chose to replace the garage roof along with the main house.
Main Roof Tear-Off
With the property carefully protected by large tarps, our crew begins removing the existing shingles from the main house. Tear-off typically progresses from the ridge downward, allowing the team to systematically remove the old roofing materials and expose the decking underneath. The protective tarps help catch falling debris while shielding the siding and surrounding property throughout the process.
Garage Roof Tear-Off
The same tear-off process is completed on the detached garage. Our crew removes the deteriorated shingles and underlying roofing materials to expose the original roof deck beneath them. Taking both structures down to the decking allows the team to properly evaluate the condition of each roof before installing the new roofing systems.
Two Different Types of Roof Decking
With both roofs stripped down, an interesting difference between the two structures becomes visible. The main house is decked with sheets of plywood, while the garage features tongue-and-groove boards, indicating different construction methods between the structures. Regardless of decking type, our crew carefully checks the entire surface for deterioration and replaces damaged plywood as needed with strong new CDX plywood.
Building the Protective Roofing System
From nearly the same vantage point, you can see how much progress has been made since the decking was first exposed. The seams have been taped, ice-and-water shield has been installed in vulnerable areas, and synthetic underlayment now provides an additional protective layer across the roof deck. New drip edge is also installed along the perimeter to help direct water away from the roof and underlying components.
The Finished Main Roof
Here is the finished main roof, now completely transformed with IKO Dynasty shingles in Granite Black. The dark architectural shingles replace the aging and heavily stained three-tab roofing with a cleaner, more dimensional appearance. Beyond the visual transformation, the new system provides Fritz and Elizabeth's property with renewed protection from the elements.
New Chimney Flashing
Proper flashing is especially important around chimneys, where the roofing system meets a vertical masonry surface and water intrusion can occur if the area is not properly sealed. New lead flashing creates a durable transition between the chimney and surrounding shingles. This detail helps direct water safely over the roofing system rather than allowing it to seep beneath it.
Proper Ridge Ventilation
A properly installed ridge vent allows warm, humid air to escape from the attic through the highest point of the roof. Combined with adequate intake ventilation, this helps maintain continuous airflow through the attic space. Proper ventilation can help control excess heat and moisture while supporting the long-term performance of the roofing system.
A New Pipe Boot
A new pipe boot provides a watertight seal around the plumbing vent where it penetrates the roof. Roof penetrations require special attention because any opening in the roofing system can become vulnerable to water intrusion if it is not properly protected. The new flashing integrates with the surrounding shingles to help keep this area securely sealed.
Matching Portico Roof
The smaller portico roof received the same attention as the main house and garage. Finished with matching IKO Dynasty shingles in Granite Black, this section now blends seamlessly with the rest of the property. Carrying the same roofing material across each structure creates a polished and cohesive finished appearance.
The Completed Transformation
Here is one final look at the completed project, with the main house, portico, and garage all visible together. The stained and deteriorated three-tab shingles have been replaced with matching IKO Dynasty architectural shingles in Granite Black, giving the entire property a dramatic refresh. More importantly, Fritz and Elizabeth's three-family investment property now has a complete new roofing system designed to provide dependable protection for years to come.
