Before: Loose Shingles
During the inspection, Inspector Austin found that the shingles could be lifted by hand - a clear sign that the adhesive seal had failed and the roof was no longer protecting the home properly.
The Teardown Begins
The crew begins by carefully stripping away all of the old shingles. Before work starts, large tarps are placed around the home to protect the property and allow for a clean, efficient teardown.
The Decking Is Exposed
With the shingles removed, the plywood decking is exposed. This layer serves as the structural foundation of the roof.
Bad Plywood Is Removed
The decking is thoroughly inspected for signs of rot, mold, or decay. Any compromised sections are removed and replaced with brand-new CDX plywood to ensure a solid base.
Seams Are Taped & Ice and Water Shield Is Installed
All plywood seams are sealed with all-weather deck tape to meet current building codes. Ice and water shield is installed from the eaves up six feet, as well as in valleys and around roof penetrations. The remaining decking is covered with Velora One synthetic underlayment for full protection.
Underlayment Is Completed & New Shingles Are Installed
It's time for new shingles! Kathy and Andrew chose IKO Dynasty shingles in the sleek shade of Castle Gray. These Impact-3 rated architectural shingles are backed by Brown Roofing's 50-year warranty.
New Flashing Is Installed on the Chimney
New chimney flashing is installed to create a watertight seal where the chimney meets the roof - one of the most vulnerable areas for leaks.
