A closer look reveals heavy black algae streaking and patches of white lichen across the entire backside of the roof - a clear sign the shingles were well past their life expectancy.
The Teardown Begins
The crew begins by removing all of the aging shingles. Before any tear-off starts, large protective tarps are hung around the home to shield the property and simplify cleanup by catching falling debris.
The Decking Is Exposed
Once the shingles are removed, the decking is exposed. This plywood layer is the structural base of the roof and must be thoroughly inspected for any signs of rot, mold, or water damage. Any compromised areas are taken out.
New Plywood Is Installed
Fresh CDX plywood is installed everywhere damaged decking was removed, creating a solid new foundation for the roofing system.
Seams Are Taped and Ice and Water Shield Is Installed
ach new sheet installed is numbered for easy tracking so that the crew can accurately report back to the homeowner exactly how many new sheets have been used. The seams of each plywood sheet are taped up at the seams with all-weather deck tape to meet current building codes. Ice and water shield membrane is adhered from the eaves up six feet, as well as along all valleys and around each roof penetration.
Underlayment Is Completed
Velora One synthetic underlayment is installed across the remaining surface, forming a durable, water-resistant, breathable barrier.
New Shingles Are Installed
Now for the new shingles! John chose the sleek and modern Granite Black from our IKO Dynasty collection. These Impact-3 rated architectural shingles come backed by our 50-year warranty.
New Ridge Vent Is Installed
A ridge vent is added along the roof peak to allow rising heat and humidity to escape, reducing condensation and supporting a healthier attic environment. Matching ridge caps complete the polished finish.
New Flashing Is Installed on the Chimney
New chimney flashing is installed to create a watertight seal at this vulnerable junction, preventing leaks and ensuring long-term durability.

After final inspections and a full property cleanup, John's new roof is complete - crisp, strong, and absolutely stunning.
