The Old Roof
Here's what Geoff's roof looked like before the renovation. Swipe through to see the stunning transformation!
The Teardown Begins
The crew began by carefully removing all of the old shingles. Underneath them is the plywood foundation of the roof, called the decking.
Bad Plywood Is Removed
As the structural base of the roof, the decking must be in excellent condition. Any areas showing rot, mold, or decay were removed and replaced with strong new CDX plywood.
Seams Are Taped & Ice-and-Water Shield Is Installed
All plywood seams were sealed with all-weather deck tape to meet current building codes. SealoronXT ice-and-water shield was adhered from the eaves up six feet, as well as in all valleys and around every roof penetration, to fully protect the most vulnerable areas.
Underlayment Is Installed
The rest of the decking was covered in Velora One synthetic underlayment, creating a breathable, water-resistant barrier. Drip edge and rake metal flashing were installed along all roof edges to prevent water intrusion and direct runoff into the gutters.
New Shingles Are Installed
Time for shingles! Geoff selected the sleek Granite Black from our IKO Dynasty collection. These Impact-3 rated architectural shingles are backed by our 50-year Brown Roofing warranty.
Same for the Bay Windows
The same premium roofing process was completed across all roof sections, including Geoff's bay windows, ensuring a consistent and durable finish.
Ridge Vent & Cap Are Installed
A ridge vent was installed along the highest points of the roof to allow hot, humid air to escape and prevent damaging condensation. Matching ridge cap shingles were installed over top for a seamless appearance.
New Flashing Installed on the Chimney
New chimney flashing was installed where the chimney meets the roof, creating a watertight seal to prevent leaks at this critical junction.
The New Roof
After final touches and a full property cleanup, Geoff's new roof is complete - strong, clean, and absolutely beautiful!
