Before: Moisture Damaged Shingles

Before: Poorly Adhered
Inspector Geoffrey discovered that the old shingles lifted easily, meaning the nails were loose and the adhesive had completely worn away with age. Definitely time for a new roof.
Prepping the Property
The crew began by carefully removing all of the old shingles. Large protective tarps were hung and laid around the property to catch falling debris and protect landscaping for a clean, efficient teardown.
The Teardown
With the shingles removed, the plywood decking - the structural foundation of the roof - was fully exposed. The crew inspected every section for signs of rot, mold, or decay.
Bad Plywood Is Removed
Any compromised plywood was removed and replaced with strong new CDX sheets, ensuring a sturdy base for the new roofing system.
Seams Are Taped & Ice and Water Shield Is Installed
All plywood seams were sealed with all-weather deck tape to meet building codes, and SealoronXT ice-and-water shield was adhered from the eaves up six feet, along valleys, and around roof penetrations for maximum protection.
Underlayment Is Completed
The remaining decking was covered with Velora One synthetic underlayment, creating a breathable yet water-resistant barrier across the entire roof surface.
New Shingles Are Installed
Time for shingles! Michelle chose the sleek and modern Summit Gray from our IKO Dynasty collection. These Impact-3 rated architectural shingles are proudly backed by our 50-year Brown Roofing warranty.
New Flashing on the Chimney
New chimney flashing was installed where the chimney meets the roof. This thin metal barrier creates a watertight seal that prevents leaks in one of the most vulnerable areas of any roof.
The Roof Is Complete
After a few finishing touches and a complete property cleanup, Michelle's new roof is officially finished - beautifully upgraded and built to last.
