The Roof Before
Here's what Michael's roof looked like before the renovation. Swipe through to see the amazing transformation!
The Teardown Begins
The crew begins by carefully removing all the old shingles. Large protective tarps are hung around the entire perimeter to catch falling debris and shield the homeowner's property, ensuring a safe and efficient teardown.
The Sheathing Is Exposed
Once the shingles are removed, the plywood layer beneath-called the decking-is exposed. This is the structural foundation of the entire roof.
Bad Plywood Is Removed
The decking is thoroughly inspected for any signs of rot, mold, or decay. Any compromised sections are removed to ensure a clean, healthy base.
New Plywood Is Installed
New CDX plywood is installed to replace the removed sections, creating a strong and reliable foundation for the new roofing system.
Ice & Water Shield Is Installed
Every plywood seam is sealed with all-weather deck tape to meet current building codes. Ice-and-water shield membrane is then installed from the eaves up six feet, offering essential protection in vulnerable areas.
Underlayment Is Completed
The rest of the roof is covered in Velora One synthetic underlayment, forming a breathable, water-resistant barrier. Drip edge and rake metal flashing are added along all edges to prevent water infiltration and guide runoff into the gutters.
New Shingles Are Installed
Time for shingles! Michael selected the sleek Granite Black from our IKO Dynasty collection. These Impact-3 rated architectural shingles are proudly backed by Brown Roofing's 50-year warranty.
New Flashing Is Installed on the Chimney
New chimney flashing is installed to create a watertight seal at this vulnerable junction.
New Flashing Is Installed on the Pipes
Durable pipe boot flashing is added to secure the roof penetrations.
The Roof After
After final touches and a thorough cleanup, Michael's new roof is complete-and it looks phenomenal!
