Before: Granule Gutter Trouble
Inspector Tyler spotted heavy shingle granule loss in the gutters, a clear sign the roof was aging and breaking down. Once shingles go bald, they stop protecting the home. Time for an upgrade.
The Teardown Begins
Before teardown begins, the crew lays out large tarps around the home and hangs additional tarps from the roof edge. This protects the property and makes cleanup fast and efficient.
Making Way for the New Roof
The old shingles are carefully removed, exposing the plywood decking underneath. This is the structural base of the roof.
Bad Plywood Is Removed
Any damaged or rotted plywood is cut out and removed to ensure the new roof has a solid foundation.
New Plywood Is Installed
New sheets of strong CDX plywood are installed in place of the removed sections. Each sheet is numbered so the homeowner knows exactly how many were replaced.
Seams Are Taped & Time for Underlayment
Ice & water shield membrane is applied from the eaves up six feet and in every vulnerable area, like valleys, to guard against leaks and ice dams.
Ice and Water Shield & Underlayment Is Installed
The rest of the roof is covered in Velora One synthetic underlayment, a durable second layer of protection over the entire deck.
Drip Edge & Rake Metal Flashing Are Installed
Drip edge and rake metal are installed along the roof edges to keep water from sneaking under the shingles and damaging the fascia.
New Shingles Are Installed
Now for the shingles: Robert chose IKO Dynasty in Brownstone, a beautiful, long-lasting shingle backed by our 50-year warranty.
New Flashing on the Chimney
New chimney flashing is installed to create a watertight seal where the roof meets the brick. No more leaks at this vulnerable spot.
Ridge Vent Is Installed
A ridge vent is added along the peak of the roof to ensure proper attic ventilation and prevent moisture buildup.
All Finished
The roof is officially complete - clean lines, fully protected, built to last.
