Choosing the Right Roofing Contractor

A solid roof begins with choosing a trusted professional. Use our tailored checklist to guide your search, compare options, and select the best contractor for your home.

1) Compile a List of Local Candidates
*  Ask friends, family and neighbors for roofing recommendations.
* Browse community forums and neighborhood social media groups.
*  Search online for roofers serving Fairfield, Litchfield & New Haven counties—and be sure to include “Brown Roofing” in your query!

2) Verify Licensing & Insurance
* Home Improvement License: Confirm they hold a Connecticut HIC license (e.g. Brown Roofing is HIC #1-203-723-1372).
* Liability Coverage: Look for at least $1–2 million in general liability insurance.
*  Workers’ Compensation: Ensure crew members are covered for on-the-job injuries.
*  Manufacturer Certifications: Check if they’re certified by major shingle manufacturers. (Brown Roofing is both an IKO RoofPro Craftsman Premier® contractor and GAF Certified Residential Roofing Contractor®

3) Examine Past Work & Reputation
* Read Google, Facebook and BBB reviews—look for consistent 4–5 star ratings.
* View photo galleries of completed projects on their website or social channels.
* Ask for a list of recent references in your area and follow up directly.

4) Ask the Right Questions Up Front
* “How many years have you been in business?”
* “What warranties do you offer on labor and materials?”
* “Which shingle brands and underlayments do you install?”
* “Can I see proof of insurance and licensing?”
* “What’s your typical project timeline from inspection to cleanup?”

5) Request & Compare Detailed Estimates
*  Get at a written, itemized bid.
* Ensure each estimate covers:
    * Materials (shingles, underlayment, ventilation accessories)
    * Labor, permit fees, disposal and cleanup
    * Payment schedule (e.g. deposit, progress payments, final payment)
    * All manufacturer and workmanship warranties
*  Watch for unusually low bids—if it seems “too good to be true,” it often is.

6) Watch for Red Flags
* High-pressure sales tactics or “today-only” deals.
* Requests for full payment upfront.
* Lack of written contract or vague project scope.
* Unwillingness to provide proof of insurance or references.

7) Keep Organized Records
* Save all estimates, contracts, invoices and correspondence.
* Photograph the existing roof before work begins.
* Document any changes or additional work in writing.
